MVA Consultancy Advises on £400 Million Regeneration Project

MVA Consultancy has advised on a £400million regeneration scheme that will transform an area of decaying industrial land in Tottenham Hale, North London.
Haringey Council’s Planning Committee granted outline planning permission to the Hale Village development on May 17.
The ambitious project will include 1210 residential units, 700 student bedrooms, a 100-bed hotel, a primary school, a 3,200 sq m office development, a medical centre and retail and leisure facilities.
MVA was commissioned as part of a multi-disciplinary project team to deliver a comprehensive regeneration scheme on behalf of developers Lee Valley Estates.
MVA supplied the necessary expertise in traffic engineering, sustainable transport planning and Transport Assessment.
The work involved a detailed assessment of expected development related journeys, public transport needs and capacity and an assessment of road network operation around the major Tottenham Hale Gyratory. A further appraisal was made of beneficial local road junction improvements and facilities for pedestrians and cyclists.
MVA also played a key role in the site design process and developed a comprehensive Travel Plan and a phased implementation plan for site parking. The plans recognised the need for responsible parking provision in line with the site’s sustainable location alongside this major public transport interchange.
Project Director John Emslie said: “Our role was in providing comprehensive traffic engineering and transport planning input to the initial site masterplan and then preparing the subsequent Transport Assessment and Travel Plan.
“This involved negotiation of the transport aspects of the application with the London Borough of Haringey planning officers and Transport for London.”
He added: “This site represented both a significant opportunity and challenge to all those involved.
“MVA sought to realise the full benefit of such a sustainable location in terms of public transport whilst providing the needed level of service for car travel too.
“The right balance was achieved through careful discussion, design and negotiation and we are delighted to be associated with this forward-looking and exciting development.”
